Bad Advice and Overpriced

This book was a pretty big disappointment. First, I failed to notice (my fault) that the book was 80 pages. Most of the information contained in the book is repetitive of what is provided on Airbnb's website. The information that is not, including information on pricing, is often misleading and could potentially cause Airbnb to de-list your rental. For example, the author suggests that you can offer a :"discount" if the guest agrees to book and pay outside of the Airbnb platform. Not only is this risky (as you don't get any guarantees/support from Airbnb if the guest is problematic), it is also also a violation of Airbnb's terms and conditions and they could pull your listing.
I wish I could get a refund.

helpful info but misses crucial topic

Lots of great info here if you already have a hassle free place to put up on Airbnb. Let's face it though, most leases prohibit subleasing (which is what you're doing if you're renting out an apartment on Airbnb and aren't the owner). if a landlord ever found out their tenant was renting out their property on a full time basis, I don't think the end result will be very good for the tenant. How do you approach a landlord in permitting you to rent the apartment on Airbnb? Do you approach them at all?
Also what about your neighbors? How do you deal with them? Most people would be very unhappy with random people coming and going out of the apartment next door year round.
Do you cut your neighbors and landlord in on the profits in exchange for permitting you to continue renting the place on Airbnb? Is there some other method?
I purchased this book to hopefully have these issues resolved, but they were not addressed. While I did learn some great tips on how to operate an Airbnb business and was worth the purchase price, it ultimately didn't help me on my biggest question.

Must-Read for AirBnBers

My husband and I have had a weekend/vacation home in Marina del Rey, CA for years, When we considered posting it on AirBnB to help a little with monthly expenses, we started a search for resources that could guide us on the best way to do it and bought the "Expert's Playbook"... we couldn't be more pleased! It is an extremely well-laid out "For Dummies" style book sprinkled with insightful anecdotes and covers every aspect of running a profitable and relatively STRESS-FREE vacation rental. I was continually surprised by the ingenuity of the simple things one can do to make managing a vacation rental easy AND profitable. After reading, we took the advice to heart and spruced up the place according to recommendations and then we had professional photos taken. We posted it a month ago and already have booked 60 nights. We're not nervous or scared anymore....we're excited about hosting people from all over the world and being the ones to introduce them to beach life in Southern California.
